Requesting modifications to the new Mississauga Official Plan to facilitate the development of housing in Major Transit Station Areas, including especially in the area of the existing Dixie GO Station. The adopted Official Plan includes considerable hurdles and barriers to additional height in Major Transit Station Areas. These include linking permission for additional heights to the availability of transit funding and levels of service - such tests would require considerable taxpayer investment BEFORE residential intensification could be approved, leading to inefficient spending on public transit services before demand exists, and providing poor public policy tests that will delay the approval of new housing.
The submission also requests changes to the non-residential use replacement policy requirements to place such requirements at a reasonable level, that will not make residential intensification non-viable.
The submission sets out appropriate modifications to the Mississauga Official Plan to remove unnecessary red tape and barriers to residential intensification. At the subject site, such modifications will facilitate the construction of as many as 3,000 new homes in a well-designed community by Harari-Pontarini Architects, in a location beside two major transit stations, including the existing Dixie GO Train Station.
