On behalf of 590816 Ontario Inc., the owner of 2935 & 2955 Mississauga Road, please find attached our comments on the adopted Mississauga Official Plan.
The Subject Lands are located within 800 metres of two planned BRT stops and represent the last remaining privately-owned, unconstrained and serviced site in this portion of the corridor. Despite this, the City has excluded them from the PMTSA and assigned restrictive land use designations that fail to recognize the site’s development potential. The City has also proposed a minimum PMTSA density target of 50 people and jobs per hectare—below the area’s existing estimated density and far short of the 160 p+j/ha target required by the Province for a planned BRT. This effectively signals no new growth is expected in response to a significant infrastructure investment supported by all levels of government.
Our submission recommends that the PMTSA boundary be modified to include the Subject Lands and to modify the designation to permit urban developemnt, to enable appropriate intensification, better align with the policy intent of the PPS 2024, and leverage the planned BRT infrastructure to support housing, transit ridership, and tax base growth.
