Location is the SE portion of Lot 1, Concession 6 in McLaren unincorporated Township and the SW portion of Lot 12 Concession 6, Gladman unincorporated township, Nipissing District. PINS 49045-0128 and 490440029.

Location is approximately 625 metres NE of the intersection of Beaverland Road and Highway 11, approximately 47km NW of North Bay.

The purpose of the applications is to sever two new lots for continued commercial use from an existing commercial resort property, together with easements to ensure legal access to the severed and retained properties over the private road known as Beaverland Road. 

Application 48-C-252286 would sever a lot approximately 0.42 hectares with approximately 28.5m of frontage on Marten Lake, with an access easement over the existing private roadway approximately 30 metres in length by 6.8 metres in width. The proposed lot currently contains four cabins, docks, and is serviced by a septic system.

The retained property is approximately 3.3 hectares with approximately 230 metres of frontage on Marten Lake. It’s currently used for commercial resource-based recreational purposes, as well as the dwelling of the owner-operator, and its use is not proposed to change. It currently contains five cabins, a recreation hall, a principal dwelling, two storage sheds and a barn. The site also contains approximately four sheds that will be torn down and several small docks 

No new construction or site alteration is proposed as a result of this application.

The application will be reviewed for consistency with the environmental policies of the Provincial Planning Statement (e.g., natural heritage, water quality protection). Public comments received or concerns identified will be considered in the review to determine whether the application is consistent with the Provincial Planning Statement and whether it would have any significant impact on the environment.

Appeal of a decision of the Minister in respect of this consent may be made by a specified person or any public body not later than 20 days after notice of the decision is given. If you wish to be notified of the decision of the Minister in respect of the proposed consent, you must make a written request to the Minister at the contact address.

As required under the Planning Act, a public notice will be published in the Sturgeon Falls West Nipissing Tribune on June 24, 2026.
