The following comment is submitted on behalf of my client as it relates to Mississauga Official Plan 2051.
'Gentlemen,
As you are likely aware Orlando Corporation has been an active Developer of Non-Residential Lands for over 70 years, primarily in Peel Region. We are the largest private Tax Payer in Mississauga. We are sending you this email to raise an issue we have with the City Of Mississauga’s Official Plan.
As a major commercial and industrial stakeholder, Orlando has filed numerous written submissions with the city with the purpose of realizing productive ‘employment’ land use planning policies for our ‘Heartland Business Community’ (‘Heartland’) properties. These properties, located along the Hurontario Corridor, south of Highway 401, are large in scale and highly underutilized. We believe that it is imperative that Ministry understands the lack of flexibility that MOP 2051 imposes on these ‘Heartland’ properties.
We wish to advise you that we have filed a submission to Minister Flack requesting he makes an amendment to the Mississauga Official Plan (MOP2051) to permit broader uses on Employment lands located along the Hurontario corridor that currently are designated and zoned primarily for office uses.
We are of the opinion that the City of Mississauga abdicated their responsibility and did not consider this matter properly in their review of the Official Plan as their focus was on encouraging Residential development and proceeded with their approval of the plan without a proper evaluation of the Lands in question.
City Council authorized staff to commence an office needs market study but made a planning decision on the lands in question prior to the office needs study being published.
Our submission, which we attach, provides for the justification of our request and would appreciate a conversation with you to summarize our position and why the Minister should grant such request. We look forward to discussing this issue with you at your convenience.
