Dear Sir or Madame: Please see our letter submission to the City dated March 19, 2025 outlining a key issue remaining with MOP 2051 concerning Section 11.5 Dundas Street Corridor, which includes ‘Map – 11-3’ titled, ‘Conceptual Road network expansion within and adjacent to Dundas Street corridor east of Hurontario Street’.
While ‘Map 11-3’ is titled ‘Conceptual…’ Section 1.3 How to Read Draft MOP 2051 indicates: The text, tables, maps and schedules are the policies of Mississauga Official Plan 2051 and must be read together… and… will be amended through an official plan amendment.
• In my opinion ‘Map 11-3’ prematurely shows a ‘Proposed Public Road’ located (east-west) across the subject property and the final design and land use context has yet to be determined, where private roads and/or driveways can, and are, typically used for small redevelopment properties.
• As well, why does a ‘Conceptual Map’ shown for illustration purposes, trigger an Official Plan Amendment when the ‘Proposed Public Road’ may not even be required or warranted?
Of note, ‘Map 11-3’ was included per the city’s prior draft Official Plan Review (May 2023) as ‘Figure 11-1.1’, and therefore was simply “…included for information and illustration purposes only and are not policy…and... may be modified without an amendment to this Plan.”
This is not the case now per adopted MOP 2051 as noted above.
Our March 19th attachment showing an excerpt of ‘Map 11-3’, ‘as is’ per MOP 2051 on the left-side of the page. On the right-side of this page, we eliminate the ‘Proposed Public Road’ from the subject property per ‘Map 11-3’.
